JOE VALVERDE FOR PERALTA CANYON HOA BOARD

"As a fellow homeowner of Peralta Canyon, I am excited to announce my candidacy for the Peralta Canyon HOA Board.

Our community thrives when we connect as humans.  Rules have to be enforced, yes, but lets be more human to one another on the enforcement of those rules.  For example, is Mrs. Williams not able to pull her weeds because she recently had an operation and there's no one to help?  Let's see if we can get some community members to come by and take care of it while she's healing, and not send her a notice of violation for $100 - reminding her she's all alone in this world.  Let's give people the benefit of the doubt first, and go through our due diligence before we resort to more drastic measures.  Empathy, being human, that's what I want for our community.

My priorities include reducing our monthly HOA dues and taking control of our finances, finding ways for everyone to save money such as bulk contracts (starting with trash/recycle/bulk trash), promoting transparency and accountability in HOA decision-making, improving communication between the board and residents, and ensuring our community is safe and welcoming for all. Together, we can build a stronger Peralta Canyon."
LIST OF ISSUES
HOA Dues
With hard work, and with the help of an experience Treasurer, renegotiating our contracts or finding new vendors through an extensive bidding process, finding ways to cut down on our water usage, finding a better place to put our reserve funds to gain a better interest rate, and going through our budget line by line to cut the fat, we will reduce our costs dramatically.

Transparency and Accountability
As a board member, I will prioritize transparency and accountability in all HOA decision-making. This includes regularly communicating with residents about upcoming board meetings and decisions, providing detailed explanations for board actions, and ensuring that all actions are taken in accordance with HOA bylaws and regulations.

Landscaping Costs

$24,000 for sprinkler repair??  Our landscaping costs are more than half of our budget.  Sprinkler Repair costs have doubled since last year!  The landscapers charge us an extra $700+ a month fuel surcharge if gasoline gets to a certain cost per gallon.   These added costs have been unchecked for far too long, and needs to stop.


Community Engagement
I am committed to improving communication between the board and residents. This includes regular town hall meetings (both in-person and via Zoom), online forums for residents to share feedback and ideas, and creating opportunities for residents to get involved with HOA committees and projects.

Maintaining Property Values

As a homeowner myself, I understand the importance of maintaining property values in our community. I will work to ensure that HOA funds are used effectively and efficiently to maintain community infrastructure, address maintenance and repair needs, and promote community beautification projects.  Especially our trails - they are in need of major repair due to erosion issues!
HOA Bulk contracts to save money
Bulk contracts can be negotiated on behalf of all homeowners in order to get reduced cost, better customer service, and more influence with vendors when issues arise.  Obviously this will not work with every utility, but we can start with some services that everyone can benefit from like Trash/Recycle/Bulk Trash services.

Current Architectural Changes
Architectural change submissions from homeowners to our Community Management company (AAM) have been, for the most part, ignored.  There are dozens of homeowners that have had their submissions ignored for months, or years, and have resorted to pursuing their improvements without formal approval.  Now homeowners are in fear that a new board may come and make their lives miserable with violations and be forced to destroy what they've built.
I will fight to help homeowners that have at least made a reasonable attempt to not stray too far off our guidelines, make your changes appealing, does not affect your neighbors view in any way, is acceptable to your neighbors, is legal by Pinal County code, and is something a reasonable person would consider a common and acceptable thing to have in/on/around your property.
Anyone that does not fit into this grandfathering criteria can have their changes go through an appeals process and an HOA-sanctioned committee will gracefully, and fairly, decide what to do.

Architectural Design Guidelines
A new set of guidelines were added without input from the community.  Many home owners purchased homes and signed off on the 2018 version AFTER the 2022 was already in place.  I will ensure that any unnecessary additions to these guidelines be removed and/or adjusted after careful consideration and input from the community.


Safety and Security
Ensuring the safety and security of our community is a top priority. This includes working with local law enforcement to address crime and safety concerns, advocating for the installation of security measures such as better lighting in common areas, and addressing excessive speeds through our residential roads.
